This new residential home has been procured under a two-stage design and build contract for Fairfield Residential Home.
The design was developed to provide the client with a 38 bed residential home with better than minimum standard space allowances for the residents, common areas and ‘back of house’ facilities over 3 floors and to provide flexibility for future expansion. A managers house was also constructed using part refurbishment of an existing coach house and part new build extension clad in brick to match the existing.
The layouts and elevations have been developed to suit the client’s budget, whilst minimising overlooking of the established residences around the site but maximising the view for residents.
The majority of the building is of flat slab concrete frame construction, to minimise overall building height, providing future flexibility and robust fire and acoustic separation between floors whilst the single-storey kitchen and common area blocks are of load-bearing SFS construction to minimise foundation requirements and facilitate quick construction.
External finishes are predominantly through-coloured insulated render, with brickwork plinths and timber cladding features to express vertical lines in the building, with several common areas having curtain walling to provide clear views out and to maximise natural lighting.
